Assam Land Records: Guide to Dharitri, Jamabandi, Patta 2026

This is the single most useful thing to know before you start. The Dharitree portal states plainly that the record shown online is for viewing. For a certified copy of your Jamabandi or Record of Rights — the version a bank, a sub-registrar or a buyer will accept — you have to go to the Assam RTPS portal instead.

If your record does not appear on Dharitree at all, the portal's own guidance is that the record may not yet be digitised — that is a case for the circle office, not a reason to keep refreshing the site.

Jamabandi Assam: Record of Rights Explained

Jamabandi, also called Record of Rights or Chitha, shows who owns land, its size, type (like farmland or house plot), and taxes for each village (Mouza). It’s updated during revenue surveys and is used for loans, sales, or legal cases.
