4. Wishfin
Wishfin describes itself as a fintech company that runs neutral financial marketplaces, and says it also owns and runs deal4loans.com. Its address is in Sector 8, Noida. It says it works with India's top 40 banks and NBFCs. Home loan borrowers fill in an online quote and comparison form. The site's disclaimer says the company does not sell loans of its own and does not charge customers a fee. Wishfin also says it was the first official fintech partner of TransUnion CIBIL.
5. BASIC Home Loan
BASIC Home Loan says it was founded in 2020 and is building an automated platform for home lending in India. Its address is KCC House, Sector 44, Gurugram. How to Choose a Home Loan Platform in Delhi NCR
- Ask for the Key Facts Statement. Under an RBI circular of 15 April 2024, banks and NBFCs, including housing finance companies, must give every prospective retail borrower a Key Facts Statement before the loan contract is executed. It includes a computation of the annual percentage rate.
- Check the fee list against the statement. The same circular says fees not mentioned in the Key Facts Statement cannot be charged during the loan without the borrower's explicit consent.
- Know the prepayment rule. RBI's Pre-payment Charges on Loans Directions, 2025 say lenders shall not levy pre-payment charges on floating rate loans given to individuals for non-business purposes. They apply to loans sanctioned or renewed on or after 1 January 2026.
- Remember who is accountable. RBI's outsourcing directions make banks and NBFCs responsible for the actions of their direct sales agents and for the confidentiality of customer information those agents hold. NBFCs must have a board-approved code of conduct for DSAs.
- Match the regulator to the property. NCR spans three RERA authorities: the Real Estate Regulatory Authority for NCT of Delhi, the Haryana Real Estate Regulatory Authority (HRERA) for Gurugram and Faridabad, and the Uttar Pradesh Real Estate Regulatory Authority (UP RERA) for Noida, Greater Noida and Ghaziabad.
