1. Ambak

Ambak describes itself as a fintech marketplace for home loans in India. It is operated by TENB Fintech Private Limited and is headquartered in Gurugram, Haryana. On its home page, ambak.com states 75+ lending partners, Rs 10,000 Cr+ in home loans disbursed, 15,000+ families served and 12 cities. The figures are undated.

A Kolkata borrower might use Ambak for four reasons. First, Ambak states that it is free for borrowers; lender charges still apply. Second, the site says borrowers can pick from offers across its bank and housing finance partners, and that checking offers has no impact on the credit score. Third, it assigns a dedicated advisor, the same person from first document to disbursal, reachable on WhatsApp or by phone. Fourth, it has tools: an EMI calculator and an application tracker that sends WhatsApp and email updates.

Beyond the standard home loan, products include balance transfer, top-up, plot and construction loans. Ambak says it raised $7 million in a round led by Peak XV Partners' Surge (company post dated 29 January 2025). Its site displays an official partner badge of the Delhi Development Authority.

2. Urban Money

Urban Money calls itself a loan advisor and says it offers products from over 95 banks and NBFCs. It gives 2014 as its year of inception, lists an office address in Sector 67, Gurugram, and names Square Yards as its group company. Its home-loan page carries city links that include Kolkata. The company says its support covers choosing a product, documentation, legal and insurance consulting, and disbursal. Its about page states 1,50,000 channel partners and an annual transaction value of Rs 40,000 Cr+, with no date given.

3. Andromeda

Andromeda is a loan distributor. Its about page says it was launched in 1991 as a Direct Sales Associate for Citibank, and its address is in Santacruz (East), Mumbai. The company states 200+ lending partners, 1500+ cities, 500+ branches and more than 25,000 partner advisors. It also says it disbursed Rs 1.08 lakh crore of loans in FY 2024-25. Its home-loan page is addressed to partner advisors and describes an in-house CRM, a choice of home loans for their customers and mobile tracking.

4. Paisabazaar

Paisabazaar describes itself as a digital consumer credit marketplace. It says it was founded in 2014 under the Policybazaar Group, whose group company PB Fintech is publicly listed, and it shows a Gurgaon address. For home loans it states offers from 30+ banks and HFCs, within 65+ partnerships overall. The home-loan service is online comparison and application with expert assistance, and the site says its eligibility check has no impact on the credit score. 5. MagicBricks

MagicBricks is a property portal that also runs a home-loan service. Its home-loan page states offers from 34+ banks, 18 cities covered, 8,100+ customers served and Rs 5,500 Cr+ of loans disbursed; none of these carries a date, and the 18 cities are not named. Aadhar Housing Finance says it was established in 2010. Its shares have been listed on BSE and NSE since 15 May 2024, and its registered office is in Bengaluru. The first four types are intermediaries. None of them lends its own money on a home loan. They collect your details, match you with lenders and follow the file. The decision to sanction stays with the bank or housing finance company. RBI's outsourcing guidelines for banks say this plainly: a bank may use agents to source applications, but it should not outsource the decision to sanction a loan, and it remains responsible for the actions of its Direct Sales Agents.

A direct lender offers only its own products. A platform shows several lenders at once. A borrower can use both: a platform to see the range, and a direct approach to a lender they already know.

How to Choose a Home Loan Platform in Kolkata

  • Ask for the Key Facts Statement. Under an RBI circular dated 15 April 2024, banks and NBFCs, including housing finance companies, must give every prospective retail borrower a Key Facts Statement before the loan contract is executed. It includes the annual percentage rate, which counts all charges levied by the lender. A charge that is not in the statement cannot be levied later without your explicit consent. Whichever platform you use, the lender owes you this document.
  • Know the prepayment rule. RBI's Pre-payment Charges on Loans Directions, 2025 apply to loans sanctioned or renewed on or after 1 January 2026. Banks and NBFCs cannot levy pre-payment charges on a floating-rate loan given to an individual for a non-business purpose. The earlier RBI circulars said the same for floating-rate home loans. This matters if you plan part-payments or a balance transfer.
  • Confirm who the platform works for. Ask which lenders it can place your file with and whether it charges you anything. RBI expects banks to have a code of conduct for their sales agents and to train them to convey the correct terms of a product.
  • Check the project with WBRERA. For an under-construction flat in Kolkata or elsewhere in West Bengal, look up the project on the portal of the West Bengal Real Estate Regulatory Authority (WBRERA) before you pay a booking amount.
