Loan Against Property Without Income Proof: What Works

Loan Against Property Without Income Proof: What Works

You can get a loan against property without an ITR or salary slip, but not without any proof of income. Lenders such as Aavas Financiers and India Shelter Finance accept "informal income documents" for self-employed LAP applicants and assess income from 6–12 months of bank statements, GST returns and a field visit. Expect a lower loan amount: Aavas says LAP is usually about 55% of the property's market value.

Is a loan against property possible without income proof?

Yes, through what lenders call an assessed-income or informal-income route. The property is the main security, but the lender still has to see that you can pay the EMI. Godrej Capital puts it plainly on its own site: a loan without ITR "does not mean a loan without any income proof". The lender replaces the ITR with other evidence of cash flow.

Mainstream bank LAP products usually ask for formal proof. HDFC Bank's LAP page lists the latest bank statement, last 6 months' salary slips and Form 16 for the previous 2 years for salaried applicants. ICICI Bank lists "proof of a stable and regular income" and a credit score of 700 and above. The assessed-income route is mostly offered by housing finance companies and NBFCs that serve self-employed and cash-income borrowers.

What lenders accept instead of ITR or salary slips

Each point below comes from the named lender's own website.

LenderWhat it publishes about income proof for LAP
Aavas FinanciersSelf-employed: "IT Returns and/or Financial Statements of last 3 years And/or Informal Income Documents". Says it also funds customers with a credit score of "(-1)".
Aavas Financiers (guide, Sep 2026)Assesses business cash flow from 6–12 months of bank statements, GST returns where registered, trade licence or Udyam/MSME registration, and physical verification of the business. Any ITR or Form 26AS "strengthens the file but is not mandatory".
India Shelter FinanceSelf-employed: "IT Returns and/or Financial Statements of last 3 years And/or Informal Income Documents", plus proof of business existence.
Godrej CapitalMay consider bank statements, GST returns, rental receipts, business records or transaction history. For self-employed applicants: current account statements, GST returns, profit and loss records, trade licences or business registration documents.

Who the assessed-income route suits

  • Shop owners, traders and small manufacturers paid mostly in cash or UPI who do not file ITR, or whose ITR understates turnover.
  • Businesses registered under GST with little or no income-tax filing history.
  • Salaried people at small firms where Form 16 is irregular or salary is partly in cash (Godrej Capital lists this profile).
  • Homemakers or retired owners with rental income below the taxable threshold (also listed by Godrej Capital).

How much you can borrow: LTV for LAP

RBI's LTV caps of 90%, 80% and 75% are for home loans, not LAP. For LAP, each lender sets its own limit. Published figures:

LenderPublished LAP limitTenure
HDFC BankUp to 65% of the property's market valueUp to 15 years
Aavas Financiers"Usually equal to 55% of the market value"; its 2026 guide says lenders commonly use 40%–65%Up to 15 years
India Shelter FinanceLoan of ₹7 lakh to ₹1 croreUp to 15 years
ICICI BankBased on property value and eligibilityUp to 15 years

Godrej Capital notes that applicants without ITR may be approved at a lower loan-to-value ratio. The loan is the lower of two numbers: the LTV limit on the property, and the EMI your assessed income can carry.

Worked example

Aavas's own example: a shop-cum-residence valued at ₹50,00,000, at 55% LTV, could support a loan of up to about ₹27,50,000, if assessed income supports the EMI. At 11% a year for 15 years, that loan has an EMI of about ₹31,256 and total interest of about ₹28,76,000. If your assessed monthly surplus cannot carry ₹31,256, the lender will cut the amount or ask for a co-applicant. Try other amounts on the EMI calculator.

Documents you will still need

Going by the Aavas and India Shelter LAP pages, and Aavas's assessed-income guide:

  • KYC: PAN card (mandatory) and one of passport, voter ID, Aadhaar or driving licence; address proof such as a utility bill.
  • Income evidence: 6–12 months of business or personal bank statements; GST certificate and returns if registered; Udyam/MSME registration, trade licence or shop establishment certificate; any partial ITR or Form 26AS.
  • Property: title deed and chain documents, and proof of no encumbrance on the property.
  • Others: signed application form with photo, processing-fee cheque, proof of business existence, existing loan statements, and the co-applicant's KYC and income documents if there is one.

Aavas accepts self-occupied residential property as collateral for LAP. ICICI Bank accepts residential, commercial and industrial property with clear title, and says built-up property is preferred over vacant plots.

Why pricing is often higher without formal income proof

Lenders price risk, and thin paperwork is one input. Aavas's information booklet (updated 1 June 2026) lists its key rates as 8.50% onwards for housing loans and 11% onwards for "Non-Home Loan and Other loans". It names the factors behind each borrower's rate:

  • Customer profile: salaried or self-employed, with "documented income or assessed income".
  • Credit history: a lower score means a higher rate.
  • Property location: village panchayat, nagar parishad, municipal corporation or development authority area.
  • For LAP and business loans: nature of business, business vintage and turnover, tenure and loan size. Smaller loans cost more to run.

Aavas's own guide adds that the rate is "not necessarily higher purely because ITR is absent". Credit score, property and overall risk weigh more, so a clean, well-documented assessed-income file can still get competitive terms. Always compare the rate and all fees in the Key Facts Statement before signing.

How to improve approval chances without ITR

  1. Route business receipts through one current account and keep at least 6–12 months of clean history. Avoid cheque bounces.
  2. Do not deposit large unexplained sums just before applying. Godrej Capital notes this can trigger extra checks.
  3. Register for GST if your turnover qualifies. Aavas says even a short GST history adds credibility.
  4. Add a co-applicant with filed ITR and a good credit score. Both become liable for the loan.
  5. Ask for less than the maximum. A lower LTV improves approval odds and keeps the EMI manageable in weak months.
  6. Get property papers in order first. Unclear title or unauthorised construction delays or blocks the legal check.
  7. Check your credit report and clear small overdue dues before applying.

Warning: fabricated income papers

Aavas's guide warns against anyone offering to fabricate bank statements, GST filings or business proof to get a bigger loan. That is loan fraud, and it puts your property and your legal standing at risk. Deal only with RBI-registered banks, NBFCs and housing finance companies, and read the sanction letter in full.
