By FY26 sales bookings, the ten largest listed real estate companies in India are Godrej Properties (₹34,171 crore), Prestige Estates Projects, Lodha Developers, DLF, Signature Global, Aditya Birla Real Estate, Sobha, Brigade Enterprises, Puravankara and Oberoi Realty. By market capitalisation on 5 October 2026, DLF is the largest, at about ₹1.66 lakh crore.

The order below uses one public measure: sales bookings (pre-sales) for the financial year 2025-26, as reported by the companies and compiled by PTI in June 2026 for 28 listed developers. Listed developers that did not disclose a bookings figure are not part of that compilation.

Max Estates, with FY26 bookings of ₹5,305 crore, falls just outside the ten. Macrotech Developers changed its name to Lodha Developers Limited with effect from 16 June 2025, so both names refer to the same company.

Ordering by market value gives a different list from ordering by bookings. The table shows the six largest constituents of the Nifty Realty index by market capitalisation at the close of 5 October 2026, with each company's weight in the index from the NSE factsheet dated 30 September 2026. Market capitalisation changes every trading day.

The Nifty Realty index has 10 constituents and is calculated on free-float market capitalisation, which is why index weights do not follow total market capitalisation exactly. Godrej Properties, first by FY26 bookings, is sixth in this table, and Phoenix Mills, a retail mall operator, does not appear in the bookings list at all.

Company Profiles and Key Markets

The largest developers differ in where they sell and in how much of their sales has already been recognised as revenue. Bookings record the value of homes sold during the year; revenue is recognised later, as projects are completed and handed over, so the two figures for one year can be far apart.

Godrej Properties' FY26 bookings came from the sale of 17,515 homes covering 27 million square feet. The Mumbai Metropolitan Region contributed ₹10,313 crore, Bengaluru ₹8,802 crore, Delhi NCR ₹7,410 crore, Pune ₹3,659 crore and Hyderabad ₹2,360 crore. The company's collections for the year were ₹19,965 crore.

DLF's FY26 bookings were led by three projects: DLF Privana North in Gurugram (more than ₹11,000 crore), The Dahlias (about ₹4,800 crore) and DLF Westpark, its first project in Mumbai (more than ₹2,300 crore). DLF reported net profit of ₹4,256 crore before exceptional items for FY26 and a net cash position of ₹14,155 crore, in results announced on 13 May 2026.

Prestige Estates Projects crossed ₹30,000 crore of annual bookings for the first time in FY26. Lodha Developers crossed ₹20,000 crore for the first time in the same year.

Sales Bookings of Listed Developers

The 28 listed developers in the PTI compilation reported combined sales bookings of about ₹1.95 lakh crore in FY26, up 17% from about ₹1.66 lakh crore in FY25. The top five companies accounted for nearly 60% of the total.

Godrej Properties' bookings rose 16% and were the highest reported by any listed developer for the year. Prestige Estates Projects' bookings rose 76%, which moved it to second place, and Lodha Developers' rose 16%. Bookings at DLF, Signature Global and Max Estates were lower in FY26 than in FY25.

Listed vs Unlisted Developers: What a Buyer Should Check

A listed developer publishes quarterly financial results and operational updates through the stock exchanges, so its bookings, collections, debt and profit are public. An unlisted developer has no such disclosure requirement, and a buyer has less financial information about the company behind the project.

The Real Estate (Regulation and Development) Act, 2016 (RERA) applies to both in the same way. Under Section 4(2)(l)(D) of the Act, a promoter must declare that 70% of the amounts realised from allottees will be deposited in a separate account in a scheduled bank, to be used only for the cost of construction and the land cost of that project. Withdrawals from this account must be in proportion to the percentage of completion of the project and must be certified by an engineer, an architect and a chartered accountant in practice.

The details a promoter files with its application for registration are held by the state RERA authority for each project. The financial strength of the developer, whether listed or not, does not change these project-level requirements.

Home Loans for Projects by Large Developers

The Reserve Bank of India's loan-to-value (LTV) limits for housing loans depend on the loan amount, not on the size of the developer. A project by a large listed developer is subject to the same ceilings as any other project.
