Current Interest Rates & Charges

For Karur Vysya Bank home loans in 2025, the interest rates are competitive and linked to benchmarks like the repo rate or MCLR (Marginal Cost of Funds based Lending Rate). Floating rate options start from 8.50% p.a. to 9.50% p.a., depending on factors such as loan amount, tenure, and borrower profile. Fixed rate home loans are available at slightly higher annual percentage rates, typically ranging from 9.00% to 10.00% p.a., offering stability against market fluctuations. Repo rate linked loans adjust with RBI's repo rate changes, ensuring transparency in interest calculations.

Processing fees are charged at 0.50% of the loan amount, subject to a minimum of ₹5,000 and a maximum of ₹10,000 (plus GST). Prepayment charges apply only to fixed rate loans: up to 2% on the prepaid amount if done within the first three years. For floating rate loans, there are no prepayment penalties, encouraging flexible repayments. Other charges include legal fees of around ₹2,000-₹5,000 and stamp duty as per state regulations.

EMI Calculator Usage

The Karur Vysya Bank Home Loan EMI Calculator is a user-friendly online tool that helps estimate monthly repayments. To use it, input the principal loan amount (e.g., ₹50 lakhs), loan tenure in months or years (up to 360 months), and the applicable interest rate (such as 8.50% p.a. floating rate). The calculator computes the Equated Monthly Installment (EMI) using the formula: EMI = [P × r × (1+r)^n] / [(1+r)^n – 1], where P is principal, r is monthly interest rate, and n is number of installments. It also displays total interest payable and amortization schedules, aiding in budgeting. Adjust variables like tenure to see impacts on EMI, ensuring informed decisions on affordability.

Eligibility Criteria

Eligibility for Karur Vysya Bank home loans requires applicants to be aged 21-60 years (or up to 70 for self-employed). Income eligibility starts at a minimum gross monthly income of ₹25,000 for salaried individuals and ₹3 lakhs annually for self-employed. A strong CIBIL score of 700 or above is crucial, as it influences approval and interest rates. Employment type matters: stable salaried jobs or businesses with at least two years of operation are preferred. The loan-to-value ratio (LTV) can go up to 90% for loans under ₹30 lakhs and 80% for higher amounts, based on property valuation. Co-applicants can enhance eligibility by combining incomes.

Loan Tenure & Repayment Options

Karur Vysya Bank offers flexible loan tenures from 5 to 30 years, allowing borrowers to choose based on repayment capacity. Shorter tenures reduce total interest but increase EMI, while longer ones ease monthly burdens. Repayment options include standard EMI, step-up EMI (increasing with income), or balloon payments for specific needs. Prepayment is flexible for floating rate loans with no charges, up to 25% of outstanding principal annually without penalty. Foreclosure rules permit full repayment after a 6-month lock-in, with charges of up to 2% for fixed rate loans if done early. Overdraft facilities are available for easier excess payments, linked to MCLR for efficiency.
