EMI Meaning: What Is EMI on a Home Loan

EMI means Equated Monthly Instalment: the fixed amount you pay your lender every month until a loan is repaid. Each EMI has two parts, interest and principal. On a ₹30 lakh home loan at 7.50% for 20 years, the EMI is ₹24,168, and in the first month ₹18,750 of it is interest and only ₹5,418 repays the loan.

What is EMI

"Equated" means the instalment is the same every month, as long as the interest rate and tenure do not change. The lender works out one figure that, paid every month for the full tenure, repays the principal plus all interest. The split inside that figure changes every month, even though the total does not.

  • Interest part: interest for one month on the loan amount still outstanding.
  • Principal part: whatever is left of the EMI after interest. This reduces your outstanding loan.

Because the outstanding amount falls a little every month, the interest part falls and the principal part rises. This is called the reducing-balance method, and it is how home loans in India are calculated.

The EMI formula

EMI = P × r × (1 + r)^n ÷ [(1 + r)^n − 1]

  • P = loan amount (principal)
  • r = monthly interest rate = annual rate ÷ 12 ÷ 100
  • n = number of monthly instalments = tenure in years × 12

For a step-by-step guide to the formula and ways to lower your EMI, see how EMI is calculated on a home loan. To skip the maths, use the EMI calculator.

Worked example: ₹30 lakh at 7.50% for 20 years

  • P = ₹30,00,000
  • r = 7.50 ÷ 12 ÷ 100 = 0.00625
  • n = 20 × 12 = 240
  • (1 + r)^n = 1.00625^240 = 4.4608
  • EMI = 30,00,000 × 0.00625 × 4.4608 ÷ 3.4608 = ₹24,168 (₹24,167.80)

Over 240 months you pay ₹58,00,271: ₹30,00,000 of principal and ₹28,00,271 of interest. The rate here is illustrative; it is not a lender quote.

Month 1: interest = ₹30,00,000 × 0.00625 = ₹18,750. Principal = ₹24,168 − ₹18,750 = ₹5,418. The loan falls to ₹29,94,582, and month 2's interest is calculated on that lower figure.

How the interest and principal split changes over time

Yearly EMI outgo stays at ₹2,90,014. What changes is how much of it goes to interest.

2₹2,17,494₹72,520₹28,60,18475.0%

18₹50,136₹2,39,877₹5,37,06717.3%
20₹11,446₹2,78,567₹03.9%

Three things stand out:

  • In year 1, more than three-quarters of every EMI is interest.
  • Principal overtakes interest only in year 12, more than halfway through the tenure.
  • After 10 years you have paid ₹29,00,136 in EMIs but repaid only ₹9,63,990 of principal; ₹20,36,010 is still outstanding.

This is why part-prepayments made early in the loan save the most interest. The home loan prepayment calculator shows the effect.

Reducing-balance vs flat rate EMI

Under a flat rate, interest is charged on the original loan amount for the whole tenure, even as you repay it. Under the reducing-balance method, interest is charged only on what you still owe.

A 7.50% flat rate costs as much as about 11.14% on reducing balance. If a loan offer quotes a flat rate, convert it before comparing. More on this in flat vs reducing interest rate.

Pre-EMI vs full EMI

On an under-construction property, the lender usually releases the loan in stages as construction progresses. Until the full loan is disbursed, lenders generally offer one of two ways to repay:

  • Pre-EMI: you pay only the interest on the amount disbursed so far. No principal is repaid. If ₹10 lakh of the ₹30 lakh has been disbursed at 7.50%, pre-EMI is ₹10,00,000 × 0.00625 = ₹6,250 a month. The full EMI usually starts after the final disbursement.
  • Full EMI from the start: you pay EMIs on the disbursed amount, so principal repayment begins at once. The outgo is higher now, but the loan closes sooner and total interest is lower.

Pre-EMI keeps the monthly outgo low while you may also be paying rent. But every pre-EMI rupee is interest, and it does not reduce the loan. Check your sanction letter for which option applies and how the EMI is set once disbursement is complete.

When your EMI can change

Most home loans are floating rate, so the rate resets when the lender's benchmark moves. RBI's circular of 18 August 2023 on reset of floating rates on EMI-based loans requires lenders to:

  • offer the choice, at reset, of a higher EMI, a longer tenure, or both, and allow part or full prepayment;
  • offer the option to switch to a fixed rate under their board-approved policy;
  • make sure a longer tenure does not cause negative amortisation, where the EMI does not even cover the month's interest;
  • send a quarterly statement showing the principal and interest recovered to date, the EMI, the number of EMIs left, and the annualised rate or APR for the full tenure.

The repo rate was raised by 25 basis points to 5.50% on 7 October 2026. On the ₹30 lakh, 20-year example, a 0.25 percentage point rise from 7.50% to 7.75% takes the EMI from ₹24,168 to ₹24,628 if you keep the tenure unchanged.

EMI: common questions

What is the full form of EMI?

Equated Monthly Instalment.

Does a longer tenure reduce EMI?

Yes, but total interest rises. At 7.50%, ₹30 lakh over 20 years costs ₹28,00,271 in interest; over 15 years the EMI rises to ₹27,810 but interest falls to ₹20,05,867.

Is EMI the same every month for the whole loan?

Only if the rate and tenure stay the same. On a floating-rate loan the EMI or tenure changes at each rate reset.

Is pre-EMI part of the loan repayment?

No. Pre-EMI is interest only and does not reduce the principal.
