What does this calculator actually compare?
It compares net wealth, not monthly cash flow — home equity (property value minus what's still owed) on the Buy side, versus what a renter's un-invested capital would grow to (including reinvesting every year's cash-flow difference between the two scenarios) on the Rent side.
Why does the result depend so much on the investment return rate?
The whole Rent-side calculation assumes the renter actually invests every rupee they save by not buying — their down payment, transaction costs, and any yearly surplus. If that money just sits idle instead, the real-world outcome tilts much further toward buying than this calculator shows.
Does this account for selling costs or capital gains tax if I sell the property?
No — this measures net equity if you hold the property, not net-of-exit-cost wealth if you sell it. Selling costs and capital gains tax (see our Capital Gains Tax calculator) would reduce the Buy side's real payout if you were to sell at year N.
What is the 'crossover year' shown on the chart?
It's the first year the two wealth lines swap which one is ahead — before it, one scenario leads; after it, the other does. It's only shown if it actually happens within your chosen analysis period.
