Compare personalized offers from 80+ banks and NBFCs based on your income and credit profile.

Now that you know the tenure your budget supports, the next step is finding the loan with the lowest interest rate — a lower rate directly shortens the tenure you just calculated for the same EMI.

Ambak compares real offers from 80+ banks and NBFCs in real time, so you don't have to visit each lender separately or negotiate on your own.

A lower rate doesn't just reduce your EMI — it changes how many years it takes to pay off your loan at the EMI you're comfortable with, which is exactly what the calculator above is tracking. Compare your options below to see what you actually qualify for.

Frequently Asked Questions

Common questions about home loan tenure and how this calculator works.

How is my recommended tenure calculated from my desired EMI?
We reverse-solve the standard EMI formula for the number of months, given your loan amount, interest rate, and the EMI you can afford — then round up to the next whole month, since a partial final month still counts as a full instalment period.
Why is my actual EMI slightly different from what I entered?
Because tenure must be a whole number of months, we recompute the EMI for that rounded-up tenure — this figure is always at or slightly below the EMI you entered, never above, so you never end up paying more than your budget.
What happens if my desired EMI is too low?
If your EMI wouldn't even cover the interest on your loan, or would need more than 30 years to repay (the maximum most lenders allow), we'll tell you exactly why and suggest a higher EMI instead of showing a broken number.
Does the processing fee affect my tenure?
No — it's shown only as an informational one-time upfront cost and never changes the tenure or EMI calculation above.
