How is my EMI split between principal and interest calculated?
Every month, interest is charged on your current outstanding balance (Opening Balance × monthly rate). Whatever's left of your EMI after that goes toward principal. As your balance shrinks each month, the interest portion shrinks too — so the principal portion grows automatically, without your EMI ever changing.
Why is most of my EMI interest, not principal, in the early years?
Interest is calculated on your outstanding balance, which is highest right at the start of your loan — so a bigger share of every early EMI goes toward interest. As you pay down the balance over time, more of each EMI goes toward principal instead. This is standard reducing-balance amortization, not specific to any one lender.
What happens if I make a prepayment?
A prepayment reduces your outstanding balance immediately after that month's regular EMI. Your schedule then recalculates from that point — showing a shorter remaining tenure and lower total interest, with your EMI unchanged in this calculator's default view.
Are these figures guaranteed?
No. These are estimates based on the inputs you provide, assuming interest accrues monthly on a reducing balance — the standard convention for Indian home loans. Your actual lender's exact rounding, disbursal date, and compounding convention may cause small differences. Please confirm the exact schedule with your lender.
